Conventional

Traditional loan programs that offers low down payment options and offer competitive interest rates. Documentation and fair-to-good credit are necessary.

USDA -No Down Payment

No down payment required and closing costs paid by the borrower, or may be finaced if the property appraises for more than sales price. Seller can contribute up to 6% towards closing costs, as well. Income restrictions apply.

Jumbo Loans

Fixed rate mortgage and competitive ARM products with full document, alternate documentation and limited documentation. A variety of options and terms to meet all borrower needs. Cash out and No cash out refinance are allowable. Single family detached, Condo's, PUD's and single-family second homes can be financed with no prepayment penalty.

Investor Loans

Used to finance 1-4 family properties that will be for investment.

FHA Mortgage

Backed by the Department of Housing and Urban Development, this mortgage offers the borrower the ability to make a low down payment, with flexible qualifying guidelines. Seller can contribute up to 6% of the purchase price to the buyer towards closing costs.

VA Mortgages

No down payment required. Backed by the Veterans Administration and the federal government, you have to be a qualified Veteran. Also has flexible qualifying guidelines.

Reverse Mortgage

A reverse mortgage is a retirement tool that allows for borrowers over 62 years of age to access the equity in their home without a monthly payment.

Refinance

Offering refinance programs for all loan types, including FHA and VA Streamline, Conventional HARP programs, cash out.

Renovation Loans

FHA 203K and Conventional HomeStyle program that fills the need for properties in need of repairs and upgrades.
